Pre-purchase inspections

Perspective home buyers often negotiate the lowest purchase price and search for the best mortgage deal, but often neglect the risk of future unanticipated repair costs by not having a house inspected and getting a clear picture of the building they are buying. Considering how costly major defects can be, the minor fee for a home inspection is essential for such a major investment. Most houses, new or old, will have existing defects or repairs required.  If you use your father, a friend or a contractor to inspect your new home, you might be surprised after you move in and problems start to appear.  Bring in a professional building inspector is your best option.

Pre-listing inspections

A pre-listing inspection could make your home easier and faster to sell. A pre-listing inspection can often prevent surprises from cropping up at closing time and provide prospective buyers with an atmosphere of good faith and confidence. By knowing about problems in advance, you can then decide if you wish to fix the problems or disclose them to the buyer.

Commercial inspections

For our commercial inspections, we use the ASTM standards of inspections, but we are flexible to our clients in regards to the report type required. The final report takes on average 7 to 10 business days however if you require it sooner, please make sure to mention when you would require the report when booking the inspection.  If your insurance company or bank has a custom report to use, send us a copy and we'll give you a quote to perform the inspection. Our commercial inspections include, but is not exclusive to:
  • Multi Family Housing (over 5 units the Residential Standards no longer apply)

Consultations

Not sure if your roof will last another year? Leaking basement? Planning some renovation work and not sure where to start? A crack in your foundation? Got a few quotes from contractors and you aren't sure which one to select?  Give us call and we'll send the appropriate inspector to meet with you. A report is emailed (PDF) to the client - time frame to be discussed after the consultation.

Infrared Thermograph Scans

Infrared (IR) inspection is a non-invasive means of diagnosing the condition of buildings.  A trained professional will visit your property and make a complete survey of exterior and interior of the house with an infrared camera (or the specific areas of concern). Infrared scan is a fast and non-invasive means of diagnosing the condition of the building or a specific problem.

IR scanning is not as simple as they make it out to be on TV. There are very specific conditions in which the scan will work properly.  The requirements depend on the quality of camera being used and the qualifications of the person doing the scanning since there is a lot of interpretation of the results on the display screen.

Basic requirements to do a scan:
-    Indoor and outdoor temperature has to be different (minimum 10 degree difference).
-    If it hasn’t rained in a few days and the water has dried up, the scanner won’t pick up the leak.
-    The sunny side of the house is hard to scan.
-    Furniture, curtains and pictures on the walls can limit scans.
-    Tiled floors are very difficult to scan looking for water under the tiles
-    Bathroom showers (that are tiled) are hard to scan unless you have access from the other side.
-    Plumbing pipes, heating system pipes and ducts in the wall can give incorrect results.
-    Electrical panels without a load (ie power being used) won't show all issues.

If the person doing the scan is not charging at least $250 to do the scan, you should question the quality of the results. Yes Mike Holmes use an IR camera on his show but what he doesn’t state is that his inspection company charges an extra $300 to $400 to use the IR camera ON TOP of the regular inspection fee.
